Project: Westfield Residence
Location:  Westfield, NJ

Windigo has designed the addition and renovation of this Westfield, New Jersey home. The 2 ½ story home had five bedrooms, 2 full and 2 half baths, a living room, dining room, and eat-in kitchen. Some of the architectural features include a beautiful sunroom, a three story wooden staircase in the foyer, as well as wainscoting and built-in cabinetry.

Some of the main issues that the family asked us to address in our design included improving the flow through the house, as well as creating a more efficient alternative to the existing L-shaped kitchen. The redesign of the kitchen and addition of a family room adjacent to the space creates a layout much more conducive to informal gatherings around the kitchen, a stipulation eagerly expressed by the client.

With strict zoning ordinances, the project presented several challenges to the design team. Various calculations were done in order to maximize the owner’s wishes with the limited area available for the addition. Taking into consideration regulations on floor area ratio and building coverage, several massing schemes were created to consider.

The final design for the home's addition features a new kitchen with a breakfast nook, a much-needed mudroom, and a family room. The open kitchen-family room area provides a much more efficient layout and allows the family to better interact with each other and guests. The breakfast nook contains built-in banquette seating which provides informal dining in the kitchen as well as homework space for the family's two children. A large southern exposure for the new addition also provides an abundance of light throughout the new spaces.

In order to complete the project without a variance, the design team had to reconsider the original intent of creating a second story addition to provide space for a master suite. Instead, the rooms on the second floor were reorganized, transforming the original master bedroom into a master suite with large walk in closet, private bath, and sleeping porch. A new bathroom was added to accommodate the two other bedrooms on the second floor.
