PENINSULA AT BAYONNE

The Bayonne harbor once hosted a military facility, a portion of which was constructed on a pier during the World War Two era. Now abandoned, this waterfront site became an area of interest for the Bayonne Local Redevelopment Authority for mixed-use redevelopment. The BLRA desired to investigate the feasibility of developing a community around and within Buildings 32 and 42. Windigo, in conjunction with its consultants, performed an exhaustive investigation of the buildings’ existing condition, and made recommendations for various construction scenarios. These included adaptive reuse of the existing buildings as well as full or partial demolition and rebuilding scenarios. On a cost and functionality basis, reuse and rebuilding options were roughly equally feasible, although demolition and rebuilding could have significantly extended the construction period and tenant move-in. Windigo also made recommendations for supplying building services, in part, through sustainable means such as solar power generation. The pier’s ample sky exposure made it an excellent candidate for such a strategy.
