The house is a two-level wood framed structure built in 1965 with a significant renovation in 2015 and is approximately 4,800 square feet. It contains four (4) bedrooms, three (3) full baths and one (1) half bath, open living/dining/ kitchen area, with walk-out deck off the kitchen. The lower level has a family room with fireplace, 4th bedroom and full bathroom, a laundry room, storage areas, and several other semi-finished rooms as well as a two-car garage. The house is situated on a 0.94 acre sloped lot. The rear yard terraces down to a wooded wetlands area and brook that runs through the eastern end of the lot.

 

In general, the owner wishes to reconfigure the existing layout and extend the main floor with an addition on the rear that would expand the main bedroom suite and add a sunroom. The entry and new kitchen would also expand the floor area. Layout changes would include an additional laundry room and dedicated studio and office space off the main bedroom suite on the first floor. The basement modifications would add a small kitchenette, powder room, and mud room. Plumbing and electrical systems throughout will be modified as required to accommodate the new layout and addition. Mechanical infrastructure will be overhauled. Associated site work and land/hardscaping (as per architect’s plans) will also address ground water run off issues.
